Lead Engine prospects the people your business actually serves (property managers, HOA boards, facilities managers, B2B buyers), enriches each lead with contact data, scores by deterministic rules, and drops everything into a Google Sheet you actually use. Inbound contact-form leads run through the same pipeline. You get one summary email per prospecting run plus a monthly review call. The list is yours, the workflow is ours.

Lead Engine runs two channels through one shared pipeline. **Outbound** queries Apollo.io’s database every week against the job titles, geography, and company filters from your config — property managers in your county, HOA board members, facilities directors, contractors in adjacent verticals. Each result is enriched (full name, email, phone, LinkedIn, company size, recent role changes) and scored. **Inbound** runs every form submission on your site through the same enrichment + scoring path, then writes to the same database. You stop manually triaging “is this person a real lead or another lookie-loo” because the score already told you.

Scoring is rule-based, not AI — deterministic and consistent across runs. We piloted Haiku-based scoring early on; it produced different priorities on identical inputs from week to week. Rule-based scoring trades sophistication for repeatability, which is the trade you want when leads compound monthly.

The output is a Google Sheet you own, organized by score and priority. Every prospecting run drops a summary email in your inbox. Every month, we get on a call to review what landed, what closed, what to tune.

Your website’s contact form POSTs to a webhook on our n8n instance. Apollo enriches the email or phone number against its B2B database. Rule-based scoring runs (title weighting, industry match, geography, message quality). Result lands in your Google Sheet with a score and a priority bucket (hot 70-100 / warm 40-69 / cold 1-39). You get a Gmail notification with the lead summary. Total latency: ~5 seconds.

Outbound prospecting // weekly cron · Mondays 8am PT

Every Monday morning, Apollo’s People Search API runs against your config (job titles, geographic service area, company size). The top ~100 matches per week are enriched and scored. Same Google Sheet. Same scoring rules. One summary email with the week’s top 10. You can adjust your config any time; the workflow reads it on every run.

Every month we get on a call: which leads converted, which didn’t, which scoring rules need adjusting. We tune the config based on what actually closed for you, not what looked promising on paper. The system gets sharper month over month.

They’re a paver / landscaping general contractor in San Diego targeting multi-property buyers (property managers, HOAs, real estate firms) rather than individual homeowners. Their target install volume is 10,000 sq ft per month — a number that only moves if the leads are coming from accounts that move 10+ properties, not single-driveway homeowners.

Lead Engine’s scoring rules weight HOA / facilities / property-manager titles highest. The weekly cron pulls ~100 enriched leads in San Diego County matching those filters. The contact form on uniquelivingsolutions.com pipes inbound submissions through the same pipeline. ULS’s sales team works the sheet, and we tune the config monthly based on what closes.

What Lead Engine is not.

SCOPE // 02.F

Plenty of services charge $2,000–5,000/month plus ad spend to run Meta / TikTok ad campaigns and SMS blasts to consumer audiences. That works for some businesses. It’s not what we do.

Lead Engine targets B2B buyers and named decision-makers in mid-sized organizations — people Apollo’s database can identify by role and employer. Outbound is a weekly prospecting list, not a cold-email blast. Inbound is form submissions enriched and scored, not click-funnel landing pages. If you sell to consumers via paid social, this isn’t your product.
